Abstract
The purpose of the research is to show how the construction of a specific retail park positively affects a given region. The author is trying to identify the growth potential for retail parks through expansion with different store formats, including Standard and Mini store formats in driving or neighborhood-oriented locations, considering the future market situation. The second author's task is to identify the best-allocated site network with additional expansion options, to achieve an optimal market coverage with a maximum turnover for the investors and the tenants. In addition, the author conducts research on the region and population needs for modern trade. This research has shown the beginning and first appearance of the retail trade in the world and the current situation and, more specifically, the situation in Europe and Bulgaria. For this purpose, is given concrete examples of the retail park – “Srednogorie Retail Park”. It shows the effect of such investment in the region and how this contributes to the municipality and residents.
